Estimates and pricing
Straight answers on estimates, price ranges and what moves the number.
Yes. The inspection and the written estimate cost nothing and carry no obligation. We look at your roof, take photos and send an itemized price in writing. Request your free estimate or call (347) 323-9128.
A full asphalt shingle replacement runs about $5,000 to $15,000 or more. Small roofs land near $5,000, and large or complex roofs cost more. Roof size, pitch, layers, materials and access all move the price. Our roofing costs guide breaks it down.
Minor repairs run about $150 to $400. Larger repairs fall between $400 and $1,000 or more, depending on the damage and how hard the roof is to reach. We tell you the price in writing before we start.
A stand-alone roof inspection costs about $150 to $500. An inspection with an estimate is free. You get a written estimate and a photo report either way.
Seven things drive most estimates: roof size, roof pitch, the number of old layers to remove, the material you pick, the condition of the decking underneath, flashing and penetrations such as chimneys and skylights, and access to the building. Permits can add cost in some cases.
You can get a rough idea with our roofing calculator. A firm price needs an in-person look, because decking, flashing and drainage decide the scope. The visit is free.
Your estimate lists the scope and price in writing. If we find hidden damage once the old roof comes off, we tell you before we do any extra work and explain the change.
Roof repair and leaks
What to do when water gets in, what causes it, and when a repair is enough.
Stay off the roof. Move belongings away from the drip, set out a bucket, and take photos of the stain and any damage. Then call (347) 323-9128. We are open 24/7, and we respond fast and stop the water first. Our roof emergency guide has the full checklist.
Yes. We are open 24/7, Monday to Sunday, for leaks. Call and tell us where the water is coming in.
The usual causes are failed flashing around chimneys, vents and walls, cracked or missing shingles, clogged gutters and drains, worn seals around skylights, and storm damage. The stain on your ceiling often sits far from the real source. Read our guide to the common causes of roof leaks.
If the damage is local and the rest of the roof is sound, a repair is the better value. If the roof is near the end of its life or leaks in several places, replacement costs less over time. We tell you which one fits, and we show you photos. See our roof repair and roof replacement pages.
Yes. Skylights, chimneys, vents and other penetrations are some of the most common leak points, and we repair and reseal them. See our skylight repair page.
Many minor repairs take a few hours. Larger repairs take longer, and weather can delay outdoor work. We give you a time frame when we send the estimate.
We do not recommend it. Roof work is dangerous, and a bad patch can hide the real problem. Stay on the ground. Use binoculars to look for missing shingles, and use a flashlight in the attic to find wet spots. Our DIY roof repairs guide explains what is safe to check.
Roof replacement
How to tell it is time, what the job involves, and how long it takes.
Watch for leaks and ceiling stains, curling or missing shingles, shingle granules in the gutters, sagging areas, daylight in the attic, and a roof that is near the end of its expected life. Our guide covers the 5 signs you need a replacement.
Once work starts, a typical asphalt shingle install takes one to two days. Large or complex roofs take longer, and weather can add time. We confirm the schedule in your estimate.
Typical asphalt shingle lifespans are 15 to 20 years for 3-tab, 25 to 30 for architectural, and 30 or more for premium lines. Metal often lasts 40 to 70 years and tile 50 or more, while flat roofs such as TPO and EPDM often last 10 to 20. See the full roof lifespan guide.
Dry, mild weather makes the work easier and safer. Many owners choose spring or fall. Do not wait for a leak, though. If the roof is failing, replace it when you can. Read the best time to replace a roof in NYC.
Most replacements include a full tear-off. That lets us inspect the decking, repair damaged sections and install the new roof on a sound base. Your written estimate states the scope.
You do not have to be, but it helps. We need access to the building, and we like to walk the finished job with you. Tell us your schedule and we plan around it.
Disposal of old roofing is a line item in your itemized estimate, so you see it before you sign. Read our roof replacement guide for the full process.
Roofing materials
What we install and how the options compare.
We install asphalt shingles, metal, tile and cedar shake roofs, plus flat roof systems such as TPO and EPDM for flat and low-slope buildings. See our residential roofing and commercial roofing pages.
GAF is the one shingle brand we install. During your estimate we explain the lines that fit your home and budget. See our asphalt shingle roofing page.
3-tab shingles are flat, lighter and lower in cost, and they last 15 to 20 years. Architectural shingles are thicker with a dimensional look, and they last 25 to 30 years. Most owners choose architectural for the longer life.
Metal costs more up front and often lasts 40 to 70 years, so it can pay off for owners who plan to stay. It also suits some roof styles better than shingles. See our metal roofing page and our guide to the 5 types of roofing.
Flat and low-slope roofs use membrane systems such as TPO and EPDM, which last 10 to 20 years. Drainage, seams and flashing decide how well they perform. See our flat roofing page.
Yes. Tile often lasts 50 years or more, and cedar shake gives a natural look. Both need proper installation and upkeep. See our tile roofing and cedar shake roofing pages.
Insurance, permits and paperwork
What to know about claims, building permits and who you hire.
It depends on your policy. Storm damage may be covered, while wear from age often is not. Check your policy and call your insurer. We provide photos and a written report to support your claim.
We document the damage with photos and give you a written, itemized estimate to submit. Read our storm damage checklist for what to capture before you call your insurer.
A New York City Department of Buildings permit is often needed for roof work, and the rules change. As a rule of thumb, work on more than about a quarter of the roof may need one. We confirm what applies to your address and tell you before work starts.
Yes. ProLine Roofing is licensed and insured, NYC Home Improvement Contractor HIC #2120969-DCWP. We can provide proof of license and insurance on request.
We give you warranty details in writing before work starts, so you know what covers materials and workmanship on your job. Ask us for the terms when you request your estimate.
Often yes. Check with your board or managing agent before you sign. We give you a written estimate and photo report to bring to that conversation.
Inspections and maintenance
How often to check your roof and what regular care costs.
A common recommendation is once a year and after major storms. Older roofs and flat roofs benefit from more frequent checks. See our benefits of roof inspections and maintenance.
We check shingles or membrane, flashing, drains, vents, skylights, gutters and, where it is safe, the attic. You get photos and a written report with plain advice. See our residential roof inspections page.
Maintenance covers cleaning debris, resealing flashing and small repairs before they become leaks. Annual maintenance runs about $200 to $800. See our roof maintenance page.
Use binoculars to look for missing, curled or cracked shingles and damaged flashing. Look for stains on ceilings and use a flashlight in the attic to spot dark or damp wood. Never climb onto a roof.
Yes. A roof inspection shows the condition and remaining life, so you can plan repairs or negotiate. Request a free estimate and we send you photos and a written report.
Gutters and skylights
The parts of the roof system that move water away.
Yes. We handle gutter installation, repair, cleaning and gutter guards. See our gutter services page.
Many homes need cleaning in spring and fall, and more often near trees. Clogged gutters cause overflow, fascia damage and leaks. See our gutter cleaning page.
Guards reduce the debris that gets in, but they do not remove the need for a check. Heavy leaf fall and fine debris can still collect. See our gutter guards page.
Yes. Most skylight leaks come from worn seals or flashing, not the glass. We find the source and repair or replace what failed. See our skylight repair page.
