What we check

What a thorough roof inspection covers

A quick glance from the ground misses most problems. A real inspection looks at the whole roof system, inside and out.

The roof surface

Missing, cracked or lifted shingles, damaged tile, granule loss, curling, blistering and general wear.

Flashing and penetrations

Chimneys, vents, skylights, valleys and wall joints. Failed flashing is behind a large share of roof leaks.

Gutters and drainage

Clogs, sagging, loose sections and whether water is leaving the roof and the house properly.

The attic

Water stains, daylight, damp insulation, poor ventilation and signs of structural trouble that you cannot see from outside.

Decking and structure

Sagging, soft spots and uneven areas that can point to deck damage or trapped moisture.

A written photo report

Clear documentation with photos and plain-English recommendations, so you know what matters and what does not.

When to book

When to schedule a roof inspection

Do not wait for a leak. These are the moments when an inspection pays for itself.

Once or twice a year

A routine check catches small issues early, and matters more as a roof ages past 15 to 20 years.

After a big storm

Wind, hail and fallen branches can damage a roof without obvious signs from the ground.

Before buying or selling

Get an objective view of the roof's condition and remaining life so there are no surprises at closing.

When you notice a sign

A stain, a drip, missing shingles or granules in the gutters all deserve a prompt look.

Do not ignore the signs

Signs it is time to have someone look

Roofs usually warn you before they fail. Here is what to watch for, and what you get once we have looked.

What to expect

What to expect on inspection day

Inspections are simple and low-disruption. Here is how it works so you can plan.

Cost

Our roof inspection is free, and so is the written estimate if repairs or replacement turn out to be needed.

Time

It depends on the size and complexity of your roof and how easy the attic is to reach. We tell you the expected time when we book.

Access

We need to reach the roof and the attic hatch. Clear the path and let us know about pets or alarms.

Weather

We work from a dry roof for safety. If the weather is bad, we reschedule, or start inside with the attic.

Already have a problem? See roof repair or leak repair.

FAQ

Roof inspection questions, answered

Is the roof inspection really free?

Yes. The inspection and the written estimate for any work are free, with no obligation to hire us.

Will you try to sell me a new roof?

No. If your roof is fine or a small repair will do, we say so. If it can wait six months, we tell you that. An honest answer is how we earn a call next time.

How often should I have my roof inspected?

Once or twice a year is a good habit, especially for roofs past 15 to 20 years old, and after any major storm. Newer roofs can go longer between checks.

Do I need to be home?

Someone should be there to give us attic access, or arrange access with us in advance. You do not need to follow us around.

How is this different from a home inspector's roof check?

A general home inspection usually covers the roof briefly. A roofing inspection goes deeper on the roof system itself: flashing, decking, attic and drainage, with photos.

Can the report help with an insurance claim?

Photos and written findings document existing damage, which can support a claim. Coverage depends on your policy. See storm damage repair.

I am buying or selling a house. Can you inspect the roof?

Yes. A roof inspection tells both sides the condition and likely remaining life, which helps with negotiating repairs or price.

What happens if you find a problem?

We explain it, show you the photos and give you options in writing: a repair, a replacement or keeping an eye on it. Learn about roof replacement and maintenance plans.
