Why metal

Benefits of a metal roof

Metal costs more up front than shingles. Here is what that extra cost buys, so you can decide if it is worth it for your home.

Long service life

Properly installed metal outlasts most other roofing materials by a wide margin, which spreads the cost over many more years.

Handles harsh weather

Interlocking panels and concealed fasteners stand up to high winds and heavy rain. Snow slides off instead of sitting on the roof.

Good near salt air

Coated steel and aluminum resist corrosion well, which matters on shoreline blocks. We help you pick the right metal for your location.

Fire resistant

Metal does not burn, so it adds a layer of protection against embers and nearby fires.

Energy savings

Reflective coatings can reduce heat absorbed in summer and may help lower cooling costs.

Low maintenance

No curling, cracking or granule loss. Most metal roofs need only periodic inspection and keeping drains and valleys clear.

Styles and metals

Metal roof styles and materials we install

Two decisions shape a metal roof: the profile (how it looks and goes together) and the metal itself (how it performs and what it costs).

Standing seam

Clean vertical lines with concealed fasteners. A modern look and a very weather-tight system.

Metal shingles and tile profiles

Panels shaped to mimic shingles, tile or shake, for homes that want a traditional look with metal's durability.

Steel (galvanized, Galvalume)

The most common choice. Strong, widely available and a good value among metals when coated properly.

Aluminum

Naturally corrosion resistant and lightweight, so a popular pick for coastal homes.

Copper

A premium material with a distinctive look that develops a patina over time. Often used for accents and high-end homes.

Is metal right for you?

An honest look at when metal makes sense

Metal is a great roof for the right house and owner. It is not always the smartest spend. Here is how we help homeowners decide.

Metal is a strong choice when…

✓ You plan to stay in the home for many years

✓ Your home is exposed to wind, salt air or heavy storms

✓ You want a long-lasting, low-maintenance roof

✓ You like a standing seam or modern look

✓ You want to avoid a second roof replacement in your lifetime

Think twice, or compare options, if…

✓ The budget is tight and you may sell in a few years

✓ You need the lowest upfront price: architectural shingles may fit better

✓ The roof has many small planes or complex details, which add labor

✓ The roof deck is in poor condition and needs major repair first

✓ Not sure? We will price metal and shingles side by side

Pricing

What affects the price of a metal roof

Metal roofs generally cost more than asphalt shingles, and the range between systems is wide. We quote after seeing your roof. These are the factors that move the number.

Metal type and profile

Steel, aluminum and copper price very differently, and standing seam costs more than simpler panel profiles.

Roof size and complexity

Valleys, dormers, chimneys and skylights all need custom flashing, which takes more time.

Tear-off and decking

Removing the old roof and repairing damaged decking adds cost but gives the new roof a sound base.

Underlayment and details

Quality underlayment, ventilation and trim details protect the roof and the warranty.

FAQ

Metal roofing questions, answered

How much does a metal roof cost compared with shingles?

Metal usually costs noticeably more up front than asphalt shingles, which typically run about $5,000 to $15,000 or more for a full replacement. The exact difference depends on the metal, profile and roof complexity, so we price both on request.

How long does a metal roof last?

Many decades when properly installed and maintained. The metal, coating and installation quality all matter, and your warranty terms will spell out coverage.

Are metal roofs loud in the rain?

With solid decking and proper underlayment, a metal roof is usually no louder indoors than other roofs. Noise is mostly a myth when the roof is installed correctly over a closed deck.

Can metal be installed over my existing shingles?

Sometimes, depending on the roof's condition and local code. We usually recommend a tear-off so we can inspect and repair the deck. We explain the options at your inspection.

Will a metal roof rust near the water?

Properly coated steel and aluminum resist corrosion well. For shoreline homes we often recommend aluminum or a high-quality coated steel. Bare or damaged coatings are what cause rust.

Does metal attract lightning?

No. A metal roof does not make a strike more likely. If lightning does hit, metal does not burn and spreads the energy safely.

Can I add solar panels to a metal roof?

Often yes. Standing seam roofs are commonly used with clamp-on solar mounts that do not penetrate the panels. Ask about your plans during the estimate.

What warranties come with a metal roof?

Manufacturer warranties on the metal and finish, which vary by product, plus our workmanship guarantee. We put the terms in writing in your estimate.
