Repair or replace?
Most homeowners call us asking one question: can this be fixed, or is it time for a new roof? Here is how we think about it, so you can judge for yourself before anyone climbs a ladder.
✓ The roof is around 20 years old or older, or is nearing the 25 to 30 year range for architectural shingles
✓ Shingles are curling, cracking or buckling across large areas, not just in one spot
✓ You find lots of granules in the gutters or bare patches on the shingles
✓ You have leaks in more than one place, or water stains keep coming back after repairs
✓ The roof deck feels soft or spongy, or the roofline sags
✓ Storm damage is spread over most of the roof, or repairs now cost a big share of a new roof
✓ The roof is fairly young and damage is limited to one area
✓ A few shingles are missing or lifted after a storm
✓ The leak comes from flashing, a vent boot or a skylight, not the shingles
✓ The deck underneath is dry and solid
✓ The repair is small compared with the cost of a new roof
Not sure which side you are on? Our inspection is free and we will tell you honestly, even when the answer is a repair. See our 5 signs guide, or look at roof repair first.

A typical full replacement for a Staten Island home runs about $5,000 to $15,000 or more. Where your quote lands inside that range depends on a handful of things we measure and check at your free inspection.
More square footage means more material and labor. Dormers, valleys, chimneys and many small roof planes take longer than one simple slope.
Steep roofs need extra safety gear and time. Tight lots and attached homes, common in Staten Island, can make unloading and staging harder.
We remove the old roofing down to the deck. More layers to remove and haul away means more labor and disposal cost.
We cannot see rotted or damaged wood until the old roof is off. Replacing bad decking is the most common reason a final price changes, so we explain how it is handled in your written estimate.
Standard architectural shingles, premium shingles, metal and tile all price differently, and so do underlayment, flashing, vents and ice and water protection.
Permits where required, dumpster and disposal of old materials should be in the quote, not added later. If they are missing from an estimate, ask why.
Want a deeper breakdown? Read our roofing costs guide or try the roofing calculator. Every figure here is a typical range, not a quote.
Choosing materials
Most Staten Island homeowners choose asphalt shingles because they balance price and durability well. We install GAF shingles. Here is how the main options compare so you can decide with confidence.
Basic 3-tab shingles last roughly 15 to 20 years. Architectural shingles last about 25 to 30 years and look fuller. Premium shingles can last 30 years or more. The best value for most homes is architectural.
Asphalt shingle roofing →Higher upfront cost, long service life and good performance in wind, rain and snow. A strong choice if you plan to stay in the home for decades.
Metal roofing →Classic look and excellent durability, but tile is heavy. The structure must be checked first to confirm it can carry the load.
Tile roofing →Natural wood warmth and character. It needs more upkeep than other options, so it suits owners who value the look and will maintain it.
Cedar shake roofing →How it works
No surprises. Here is exactly what happens from your first call to the final walkthrough.
1
We look at your roof, measure it, check the condition of what we can see, and talk through your goals and budget. You get a written estimate that spells out the scope and price.
2
You choose your shingle line and color. We order materials, arrange any permits that apply, and agree on a start date that works with your schedule and the weather.
3
We protect your landscaping and property, remove the old roofing down to the deck, and haul it away. Once the deck is exposed we check it and tell you about any damaged wood before replacing it.
4
We install underlayment, flashing, ventilation and shingles following manufacturer instructions. Most shingle roofs are finished in 1 to 2 days, with larger or more complex homes taking longer.
5
We clean up the property, do a final inspection, walk you through the finished roof and give you your warranty details in writing.
Prepare your home
A roof replacement is noisy and busy for a day or two. A little preparation makes it smoother for you and your neighbors.
✓ Move cars out of the driveway and away from the front of the house so crews can unload and stage materials.
✓ Take fragile items off walls and shelves on the top floor. Hammering can cause vibration inside.
✓ Cover or move stored items in the attic, since dust can shake loose.
✓ Move patio furniture, grills and planters away from the house.
✓ Give neighbors a heads-up, especially on attached or close-set homes.
✓ Expect early starts, ladders and noise on the roof. Keep pets indoors and children away from the work area.
✓ You do not need to be home, but we will give you a contact number for the crew lead.
✓ If weather turns, we secure the roof so it stays protected until work resumes.
✓ When we finish, we clean the property and walk you through the roof.
✓ You may notice minor settling noises for a few days as the new roof adjusts. Call us if anything seems off.
Before you sign
A new roof is a big purchase. These six questions help you compare estimates fairly and avoid unpleasant surprises, whoever you hire.
Home improvement contractors working in New York City need a license from the Department of Consumer and Worker Protection. Ours is HIC #2120969-DCWP, and you can verify any contractor's license with the city.
Ask for liability and workers' compensation coverage. If a worker is hurt on your property, you do not want to find out later that nobody was covered.
A good estimate lists the materials, the scope of work and the total price. A vague number on a text message is not an estimate.
Check for tear-off, underlayment, flashing, ventilation, permits where required, disposal and cleanup. The cheapest quote often leaves something out.
Rotted wood cannot be seen until the old roof is off. Ask how it will be priced so a surprise charge does not come as a shock.
Ask what the manufacturer covers, what the contractor covers, and for how long, in writing. Be cautious of anyone who wants most of the payment up front.

FAQ
A full asphalt shingle replacement on a typical home is about $5,000 to $15,000 or more. Roof size, pitch, number of layers, decking repairs and the shingles you pick all move the price. Details are in our roofing costs guide, and your free estimate gives you a firm written number.
Most shingle roofs take 1 to 2 days once work starts. Large, steep or complex roofs, or bad weather, can add time. Your estimate includes a schedule.
No. As long as we can reach you by phone and the crew has access to the roof, you can go about your day. Please move cars and outdoor items beforehand.
We generally recommend a full tear-off. It lets us inspect and fix the deck and gives the new roof a clean base. If another approach is possible for your home, we will explain the trade-offs honestly.
We show you the damage and explain the repair before we do it, and the way damaged decking is priced is covered in your written estimate. Replacing bad wood protects the new roof and your home.
It depends on your policy and the cause of the damage. Sudden storm damage can be covered, while age and wear usually are not. We can inspect and document damage for your claim. See our storm damage repair page and storm damage checklist.
Dry, mild weather is ideal, but we replace roofs year-round and a leaking roof should not wait. Read more in our guide to the best time to replace your roof in NYC.
Manufacturer warranties on the shingles and materials, which vary by product, plus our workmanship guarantee. Ask for the exact terms in writing during your estimate.
