What is included

What a roof maintenance plan covers

Every plan is tailored to your roof, but these are the building blocks.

Scheduled inspections

Annual, twice a year or as needed, to spot lifted flashing, worn shingles and early leaks before they spread.

Debris removal

Clearing leaves, branches and buildup from the roof and valleys, which would otherwise trap water.

Minor repairs

Fixing loose shingles, cracked flashing and small defects on the spot, before they worsen.

Gutter cleaning

Keeping gutters flowing so water leaves the roof edge and your foundation stays dry.

Photo reports

Clear documentation of your roof's condition with photos and recommendations after each visit.

Priority scheduling

If something does go wrong, plan customers get scheduled ahead of the queue.

Why maintain

Why maintenance pays for itself

Most roof failures start small and quiet. Regular care is far cheaper than the repair, or replacement, it prevents.

Spend less overall

A cleaned valley or a resealed flashing costs little. Water damage inside the house, or a roof replaced years early, costs a lot.

Extend roof life

A roof that is looked after tends to reach the end of its expected life instead of falling short.

Protect your warranty

Manufacturers often expect reasonable upkeep. Documented maintenance can help if you ever need to make a claim. Check your warranty terms.

No surprises

You know the condition of your roof, what is coming and roughly when, so you can plan and budget.

Is a plan right for you?

Who benefits most, and what you can do yourself

Some roofs need attention more often than others. And some checks you can safely do from the ground.

A plan is worth it when…

✓ Your roof is 10 or more years old

✓ You have lots of trees dropping leaves and branches

✓ Your roof is cedar, tile or flat, which need more upkeep

✓ It is a rental or investment property

✓ You want to avoid surprises and protect your warranty

Safe checks you can do yourself

✓ Look for missing or curling shingles from the ground

✓ Check gutters for granules, clogs and sagging

✓ Look at ceilings and the attic for new stains

✓ Trim branches that touch the roof

✓ Stay off the roof. Leave climbing and flashing work to professionals

How plans work

What a plan looks like, and what it costs

We do not sell one-size-fits-all packages. Each plan is built around your roof and priced transparently, so you pay for what your roof needs.

How often

Annual or twice a year, depending on roof age, material and tree cover. Older roofs and storm seasons often justify more.

Tailored to your roof

Shingle, metal, tile, cedar and flat roofs each need different care. Your plan reflects yours.

Transparent pricing

You get a clear written quote with flexible options. Larger repairs found during a visit are quoted separately before any work.

Convenient scheduling

We work around your schedule and remind you when a visit is due.

Not ready for a plan? Start with a one-time roof inspection.

FAQ

Roof maintenance questions, answered

What is a roof maintenance plan?

A scheduled program of inspections, cleaning and minor repairs, with photo reports and priority scheduling, tailored to your roof.

How often should a roof be maintained?

At least once a year, and twice a year for older roofs, roofs under heavy tree cover, and after major storms.

How much does a maintenance plan cost?

It depends on roof size, type, access and how often you want visits. We give you a clear written quote up front. Compare that with the cost of a leak or an early replacement, typically about $5,000 to $15,000 or more for a full shingle roof.

My roof is new. Do I need a plan?

It is less urgent, but regular care keeps a new roof in good shape and can help your warranty. A yearly check is a sensible minimum.

Will maintenance really make my roof last longer?

It cannot add years to a worn-out roof, but it helps a roof reach its full expected life by catching problems early and keeping water moving off the roof.

What if you find a bigger problem?

We show you the photos and explain it. Larger repairs are quoted separately and done only with your approval. See roof repair.

Do you maintain metal, tile and cedar roofs?

Yes. Each material needs different care, and your plan reflects that. See metal, tile and cedar shake roofing.

Does the plan include gutter cleaning?

Gutter cleaning is part of the plan. For a standalone job or upgrades like guards, see gutter services.
